Jones Lake

Jones Lake is a manufactured housing community where the ownership group had done the hard work of building and operating a stable community — and needed a focused partner to close the gap between where the asset was and where it needed to be. Fifteen vacant sites stood between Jones Lake and full stabilization. Starkey Real Estate and Development was brought in to fill them.

Engagements like this one are often underestimated. Fifteen sites is a defined scope, but executing it well requires the same foundational work as a larger fill-up: understanding the competitive environment, making sure the community is presenting at its best, identifying where prospects are coming from (and where they are not), and building the relationship pipeline with dealers, relocation contacts, and direct prospects that generates consistent move-ins.

At Jones Lake, Starkey applied that framework to a smaller canvas. The community’s waterfront positioning was an asset that hadn’t been fully leveraged in its existing marketing — a natural differentiator in a market where most manufactured housing communities compete primarily on price.

Reframing the community around its setting, its stability, and the lifestyle it offered to residents allowed Starkey to reach a prospect profile that responded to more than just the monthly lot rent.

All 15 sites were filled. Jones Lake closed the gap and reached the full occupancy threshold that positions a community for optimal long-term performance — lower operational risk, stronger NOI, and the kind of community density that supports the amenities and management investment that makes a good community stay that way.
